"I've walked through countless homes that were objectively impressive on paper but ultimately forgettable," said Kelshaw. "At a certain point, adding more square footage doesn't necessarily create a better experience."

"People travel more. They're exposed to great hotels, architecture, and design from around the world," Kelshaw said. "Expectations continue to evolve, and many buyers are looking for homes with a stronger sense of identity and intention."

Waring Residence Demonstrates the Approach

One example of this design focused perspective can be found in his Waring Residence, a recently completed home in West Hollywood.

Designed by Avi Galili Architects, the residence sits on a relatively modest 2,700 square foot lot and emphasizes spatial experience, architectural detail, and connectivity between interior and exterior spaces. Rather than prioritizing maximum buildable area, the project focused on volume, proportion, materiality, and carefully considered planning.

Features including expansive ceiling heights, framed views, and thoughtful transitions between indoor and outdoor environments contribute to a sense of openness that extends beyond the property's footprint.

The project was later featured by The Local Project, an architecture and design publication known for highlighting residential work from around the world. For PREMISE, the project serves as an example of how design considerations can influence both perception and functionality throughout the development process.

Looking Ahead to the Next Generation of Housing

Despite ongoing changes within the residential market, Kelshaw believes architecture and design will continue to play an important role in shaping future housing preferences.

Los Angeles remains a significant center for residential architecture and design innovation, providing opportunities for developers, architects, and homeowners to explore new approaches to housing. Within this environment, projects that emphasize quality, functionality, and thoughtful design may continue to resonate with buyers seeking distinctive living experiences.

"Real estate will always be about location," Kelshaw said. "But increasingly, I think the premium will belong to projects that create an experience people can't easily replicate."
