Lynch Regenerative Medicine, LLC Expands Into 23,000 SF Lab and Office at Two Greenway in Cool Springs

-- Lynch Regenerative Medicine, LLC (LRM), a biotech company focused on developing products for the aesthetic medicine and skin regeneration market, has signed a lease for approximately 23,000 square feet at Two Greenway in Franklin, TN marking a major expansion from its previous home at Innovation Park in Franklin. The new footprint includes more than 7,000 square feet of laboratory space—an increasingly rare find in the Middle Tennessee commercial real estate market.

The transaction was brokered by Eric Elmquist, principal at Covalent Properties, a middle Tennessee real estate advisory firm with specialized experience in addressing the needs of science and technology tenants. Elmquist was tasked with identifying a space that could support a laboratory buildout despite limited existing lab infrastructure in the Cool Springs submarket.

“This market isn’t built for lab users—at least not yet,” said Elmquist. “But when a company like Lynch Regenerative Medicine is growing and needs highly specialized space, it’s our job to make the deal work. That meant finding a landlord willing to think creatively and build something new within a conventional office market.”

Two Greenway, located on Innovation Drive and operated by Boyle Investment Company, is a Class A office development that will now house one of the region’s newest lab-enabled suites. While the building was not originally built for lab use, the first-floor location allowed for upgrading the necessary infrastructure.
