-- Lofty Villas, a Phuket holiday rental company founded in 2010, has passed 280 villas, apartments and condominiums under management after adding 29 new properties in August 2026.
The company is the holiday rental arm of Lofty Phuket, a Phuket-based property management company that looks after villas and condominiums for owners across the island. Over 16 years, it has kept every property under its own management. A local Thai team handles guest enquiries, check-ins, cleaning, maintenance and support for the whole stay.
A local team handles every stay
Booking platforms usually connect travelers with an owner who may live in another country. Lofty Villas does the opposite. Its staff are based in Phuket, someone is online around the clock, and the company says most enquiries get a reply within five to ten minutes.
"By the time the aircon stops at 11 at night, it's too late to find out who's looking after your villa," said Wade Leathem, General Manager of Lofty Villas. "Guests should know that before they pay. We've managed our own properties since 2010, so the person who answers your message is on the same island as the property."
Direct bookings come with a guarantee
Guests who book directly with the company are covered by its property guarantee. If something at the property is not right on arrival, they are moved to a similar property at no extra charge, with no questions asked.
The same properties also appear on Airbnb and other platforms, but direct bookings carry better rates and more flexibility than the same property booked through a third party, according to the company.
Terms are published before you pay
Every property on the Lofty Villas website shows its exact map location rather than a general area, so guests can see how far they are from the beach before booking. The cancellation window is 14 days.
Rates follow the season. Green season stays, from May to October, typically cost 20 to 30 per cent less than high season, and unsold properties are often discounted by 10 to 15 per cent for last-minute bookings. Over Christmas, New Year, Chinese New Year and Songkran, most properties require a minimum stay of five to seven nights.
"I'd rather a guest knows the cancellation terms before they book than finds out later," Leathem said. "That's a big part of why people come back to us."
Villas and condos across the main beach areas
The portfolio covers the beach areas most visitors come to Phuket for, from Patong to the Laguna area of Bang Tao. It ranges from one-bedroom condominiums for couples to multi-bedroom pool villas for large groups.
Among Filipino guests, Patong is the most booked area. The beach, Bangla Road and the night markets are all within walking distance, which suits groups who want to go out every night without arranging rides. Larger Filipino groups often choose pool villas in Bang Tao, where a four-bedroom villa shared by eight people can cost less per person than separate hotel rooms.
"Filipino families and barkadas travel together, and a villa gives them one roof, one pool and one kitchen," Leathem said. "We've set up barbecues for groups who wanted to cook together, and we've helped guests find Filipino food on the island when they started missing home."
Extras arranged by the same team
The company also arranges airport transfers, in-villa massages and spa treatments, private chefs, flower decorations and honeymoon setups on request, so guests book extras through the team that already manages their stay.
It accepts payment by card, Thai bank transfer and cash, but not GCash. It has no properties on Phuket's east side or inland, and advises guests who want to stay there to book a hotel.
More properties on the way
The company says its portfolio will keep growing, with more properties already lined up to join it.
"We're not stopping at 280. We have more properties coming, and we'll keep adding to them," Leathem said. "What we really want is for every Filipino coming to Phuket to stay with us at least once and see what a local team can do. The more Filipino guests we host, the better we get at making the stay feel like it was built for them."
