Houston Real Estate Insurance Agent Sal Ortiz Hits Amazon Best Seller List

Houston Real Estate Insurance Agent, Sal Ortiz, is featured in the new book, “Houston Real Estate Investors Dream Team.” The book recently reached #1 on three Amazon Best Seller Lists.

“Houston Real Estate Investors Dream Team” reached #1 on Amazon.com’s Best Seller List in the Real Estate, Buying and Selling Homes and Real Estate Investments categories on Tuesday, June 16, 2015. 

The book was compiled from interviews and the experiences of top real estate investing consultants in the Houston, Texas area on the specific and powerful topic of creating a real estate investment business. Each contributing author has spent years helping new and seasoned real estate investors, not just with practical advice on how to have a real estate investing business, but providing actual services so that investors can use their time and money in more practical ways.

Sal Ortiz specializes in insurance for real estate investors. In the real estate investing world, there are many differences and nuances in the types of insurance which can be bought. Many investors are unaware of the features and coverages to consider when buying a property for long-term rental purposes, as opposed to buying a property to rehab and then either flip or sell as retail.

In this chapter, Ortiz goes into great detail about the different coverages which are offered in Texas and which would be applicable to real estate investors in the Houston area.

Ortiz shares, “In Texas, there is no standard policy that you can get. Every company writes their own policy and the Department of Insurance simply approves the policy for that particular carrier. So just because one carrier may offer a policy for vacant houses doesn’t mean that everybody is going to offer that. Also, if they’re with different carriers, the policy that you or your neighbor has may be completely different.

Since property policies in Texas are now individually written by the carriers, you have to be careful and make sure you understand your policy. You need to ask questions to ensure that whatever is important for you is, in fact, covered by that policy and provided by that carrier.”

Ortiz shared important points to consider if a property was going to be vacant at any point in time. Different companies and policies define vacancy in in several ways and may not offer any coverage for properties which are vacant.

Other coverages which may not be offered include fire, liability and water damage. He explains some options for buying additional endorsements which could provide coverage under some of these circumstances, depending on the investor’s goals for that property and their priorities.

This chapter is a solid must-read for Houston real estate investors who want to protect their investments.
