Transaction marks continued growth in high-barrier Northeast markets as firm surpasses 10,000 beds under management.

-- HH Group, a vertically integrated real estate platform specializing in student housing and multifamily assets, recently announced the acquisition of College and Crown, a premier mixed-use residential community located in downtown New Haven, Connecticut, adjacent to Yale University. The 160-unit, 207-bed property marks the firm's strategic expansion into the Northeast corridor.

Selected for its location at the intersection of Yale University, Yale-New Haven Hospital, and New Haven's primary retail district, the acquisition demonstrates HH Group's disciplined investment approach targeting education-anchored markets with stable enrollment and limited supply.

Abdelmalek identifies three transformative shifts reshaping student housing in 2025:

  • Market fundamentals strengthening: National occupancy hit 95% in 2025, with premium assets trading at $90,000 per bed. However, tier-one markets face affordability pressures driving students toward tier-two and tier-three institutions where cost-to-entry remains attractive.
  • International enrollment rebounding: After predicted declines of 30-40%, international student enrollment is positioned for growth in 2026-2027. "We're very bullish on international student enrollment increases," said Abdelmalek. "The political headwinds are coming to an end. With 25% of U.S. higher education funded by international students, we see the trend quickly approaching much higher levels."
  • Operational excellence over amenity arms race: The industry has evolved from flashy amenities like golf simulators toward functional hospitality—high-speed fiber internet, collaborative study spaces, and premium in-unit finishes that support academic success.
