GPT opens 51 Flinders Ln as Firmus and JCDecaux join East End's new-economy precinct

-- The GPT Group (GPT) today officially opened 51 Flinders Ln, its $555 million office development in Melbourne's East End, announcing AI infrastructure company Firmus Technologies (Firmus) and global out-of-home media company JCDecaux as the latest businesses to commit to the precinct.

Firmus will occupy a whole floor on Level 14, establishing its first Melbourne office at 51 Flinders Ln. JCDecaux is relocating its Melbourne team from St Kilda Road to a whole floor on Level 9, committing to a 10-year lease – reinforcing the continued consolidation of technology, media and professional services occupiers into premium CBD precincts.


Both join hyperscale data centre specialist AirTrunk, also establishing its first Melbourne office at the precinct, alongside WPP, FM and Koda Capital. The resulting tenant mix – spanning AI, cloud and digital infrastructure, out-of-home media, professional services and financial services – reflects the precinct's emergence as a destination for businesses at the forefront of Melbourne's new economy.


Matthew Brown, Head of Office at The GPT Group, said the calibre of occupiers choosing the precinct reflects the strength of GPT's office platform and the East End's continued evolution as a commercial destination.

51 Flinders Ln comprises a 14-level North Tower and 39-level South Tower, delivering approximately 27,500 sqm of A-Grade office space alongside 1,000 sqm of hospitality amenity connected by a new pedestrian laneway linking Flinders Street and Flinders Lane.


The development has achieved WiredScore Platinum certification, recognising 51 Flinders Ln as a best-in-class digitally connected workplace with technology infrastructure suited to the operational requirements of AI, cloud, media and digital infrastructure businesses.


The precinct’s ground-floor hospitality offering will progressively open from late 2026, anchored by acclaimed Chef Alejandro Saravia’s flagship venue, Masia, alongside a curated mix of day-to-evening operators.


The opening comes amid strong leasing momentum across GPT's national office portfolio, with more than 78,500 sqm1 secured in the first half of 2026, including 19,800 sqm across Melbourne.


Demand also continues at GPT's neighbouring workplace, 8 Exhibition St, where wealth manager Insignia Financial recently committed to a 10-year lease across 8,400 sqm2. Connected to 51 Flinders Ln via the new laneway, the two workplaces will form an integrated East End commercial precinct.


The official opening of 51 Flinders Ln was marked today alongside the Lord Mayor of Melbourne Nicholas Reece, with project partners, tenant customers and industry stakeholders in attendance.
