In July 2026, the Texas Association of Builders awarded the firm its Grand Award for Best Remodeler in the State of Texas at the annual Star Awards, where the company also received seven additional Star Awards. The recognition follows the firm's selection by the Greater Houston Builders Association as Custom Builder of the Year in both 2024 and 2025.
Founder Arpan Gupta said the expansion is a natural extension of the company's approach to luxury residential development. Rather than pursuing conventional renovation work, Fifty Seventh & 7th plans to focus selectively on significant existing residences where architecture, interiors, and construction can be reconsidered as a unified project.
"Houston has an extraordinary inventory of significant homes in established neighborhoods, and many of them deserve more than a cosmetic renovation," Gupta said. "There is an opportunity to preserve the character and architectural qualities that make a home special while rethinking the spaces, systems, and interiors for the way families want to live today."
The remodeling work will focus on substantial residences in neighborhoods such as River Oaks, Memorial, Hunters Creek, Sherwood Forest, Royden Oaks, and Oak Estates. Gupta has been involved in residential construction since 2009 and has built and renovated luxury homes across Houston. Fifty Seventh & 7th currently focuses on architecturally significant speculative estates, generally ranging from about $5 million to more than $20 million, alongside a select number of major renovation projects.
Gupta said the decision to renovate or rebuild should begin with the property itself. "Not every older house should be saved, and not every house should be torn down," he said. "The important thing is understanding the architecture, the site, and the potential of the property before making that decision." That evaluation, he added, starts with the underlying architecture, proportions, and floor plan rather than finishing alone.
The expansion lets the firm apply lessons from new construction to existing homes, including improvements to circulation, natural light, ceiling heights, kitchens, primary suites, indoor-outdoor relationships, and modern building systems. Gupta said the harder discipline is restraint.
"One of the biggest mistakes in a major renovation is changing so much that the house loses the qualities that made it worth renovating in the first place," Gupta said. "The goal should be to identify what gives the property its character and then make the new work strengthen that identity."
Fifty Seventh & 7th intends to remain selective, concentrating on residences where the scope lets the company participate meaningfully in the architectural, construction, and design process. That approach mirrors the philosophy behind its speculative developments, which emphasize proportion, materials, craftsmanship, and architectural consistency over short-lived trends.
"We want our homes to feel distinctive without depending on trends," Gupta said. "A successful residence should be compelling when it is completed, but the greater achievement is when it still feels appropriate and substantial decades later."
