-- Downtown Dallas is having one of its busiest stretches in years. The FIFA World Cup is being played across North Texas from June 14 to July 14, with nine matches at Dallas Stadium. The Kay Bailey Hutchison Convention Center downtown is serving as the tournament's International Broadcast Center. At the same time, Downtown Dallas, Inc. has finished more than 70 improvement projects and is hosting 39 days of events around the district.
All of this has brought a steady rise in foot traffic to downtown streets, parks, and shops during the tournament.
In a new analysis, commercial real estate developer Tanya Ragan says this activity is more than a short-term boost from a big event. Ragan is the founder and president of Dallas-based Wildcat Management. She has invested in Downtown Dallas for more than twenty years and has lived there for more than fifteen.

"Things like financing, zoning, and square footage matter," Ragan said. "But they don't create a great city on their own. People do. When people spend time in a place, investment usually follows. The World Cup is making that easy to see right now."
Ragan ties the busy streets to a list of investment moves already happening in the market. She points to Morgan Stanley's expansion, continued investment by Goldman Sachs, the brokerage Serhant opening in Texas, and several large land sales. She believes these are not separate stories. They are all signs of the same thing: growing confidence in downtown.
Her analysis lays out a pattern she has seen play out before. First, you can see it on the street. Restaurants stay full longer. Parks fill up. New shops open. Next, companies start to invest. Only later does the change show up in market reports. By that point, the momentum has usually been building for a while.
"The buildings downtown are exactly where they were a month ago," Ragan said. "The streets and sidewalks have not moved. What changed is how often people choose to be here. You can see that long before it shows up in any report, and it is what moves everything else."
