-- My Mortgage Specialist, the Nottingham-based mortgage brokerage, is encouraging borrowers with adverse credit to explore their mortgage options as new data shows credit issues are now at record levels across the UK. Any mortgage remains subject to affordability, deposit, property and lender criteria.

The firm says a significant number of would-be buyers are ruling themselves out unnecessarily. Industry research from the Pepper Money Adverse Credit Study 2025 indicates that fewer than half of potential homebuyers with adverse credit history would speak to a mortgage broker before applying, which My Mortgage Specialist believes means thousands of people are walking away from options that may be open to them.
My Mortgage Specialist has spent years working with clients whose credit files carry CCJs, defaults, missed payments, IVAs, and mortgages taken after bankruptcy or repossession. The firm has access to a broad range of lenders from across the market, including specialist lenders who consider applications from borrowers with adverse credit, and searches across that range to identify the lenders whose criteria appear most likely to suit each client's circumstances.
"Adverse credit is far more common than most people realise, and it doesn't have to mean the end of homeownership plans," said a spokesperson for My Mortgage Specialist. "High street lenders tend to work from tight credit scorecards, so a single blip can lead to a decline. Specialist lenders often take a more considered view. They look at what happened, how long ago it was, and whether the borrower's situation is now stable. Our role is to identify the lenders whose criteria appear more likely to suit each client's circumstances. Acceptance can never be guaranteed, but matching the right client to the right lender helps protect the credit file from repeated applications and can reduce a great deal of stress."
The picture the firm sees across its own client base mirrors the wider data. The same Pepper Money study found that around 30% of UK adults, approximately 16.6 million people, have experienced some form of adverse credit at some point in their lives, up from 15.3 million adults in the previous edition and the highest figure in the nine years the study has tracked. Registry Trust separately reported over 266,000 new consumer County Court Judgments registered in England and Wales in the first quarter of 2026, continuing a multi-year rise.
My Mortgage Specialist also points out that adverse credit is no longer confined to lower-income households. The Pepper Money research found almost half of respondents earning over £100,000 a year said they had experienced adverse credit at some point, compared with around a third of those earning under £50,000. The firm attributes much of this to sustained cost-of-living pressures affecting households across the income spectrum.
Alongside adverse credit work, My Mortgage Specialist advises first-time buyers, remortgage clients, buy-to-let landlords, commercial borrowers, and self-employed applicants whose income may need more detailed assessment than standard lending models allow. Buy-to-let landlords in particular may benefit from broad-market advice, since some buy-to-let products fall outside mainstream lending criteria. The Financial Conduct Authority does not regulate all forms of buy-to-let or commercial mortgage business.
"As adverse credit becomes more common, borrowers benefit from having more choice," added the spokesperson. "Access to a broad range of lenders means we can help clients move forward with a clearer picture of what may be possible for them."
Borrowers who want to explore their options can contact the My Mortgage Specialist team for a free, no-obligation initial conversation on 0115 667 7630. A fee may be payable if they decide to proceed and will be explained clearly before any charge is incurred.
