Point to Point Realty Expands Its Jacksonville Property Management Approach to Better Serve the Next Generation of Real Estate Investors

Point to Point Realty is turning its Jacksonville property management practice toward a new generation of investors as longtime owners retire, pairing relationship-driven service with a fresh marketing plan.

-- Point to Point Realty, a Jacksonville, Florida real estate company focused on property management, announces a new focus on younger property investors. The company is developing a fresh marketing plan to reach investors now entering the market, as many older owners sell their properties, cash out, and prepare to retire.

The shift matters for owners, tenants, and the communities between them. When longtime landlords step away, the homes they held pass to new buyers who must decide how those properties will be run and who will look after the people living in them. Point to Point Realty aims to show the next generation the value of having a property manager as they look for further opportunities to buy and grow their portfolios.

The change arrives in a demanding rental market. Rents are steadily going up, and many tenants are having a hard time paying, while new luxury apartment complexes are drawing renters away from the single-family homes that make up most of the company's portfolio.

“A lot of older owners are getting out and getting ready to retire, so we're developing a new marketing plan for the younger investors coming into the market right now,” says Starlett Jackson of Point to Point Realty.

Property management is the core of the business. Jackson handles some sales as well, mainly for the company’s investors when they are ready to put their properties on the market. The company works only in Florida, chiefly in Jacksonville and the surrounding areas, and it runs as a small team of two: Jackson and one other person.

Personal relationships are central to the work. Owners are trusting the company with a valuable asset, and Jackson treats that trust in practical terms. This might mean getting a water leak fixed as soon as possible, making sure a property is ready when insurance inspectors come out to look at it, or answering tenants’ calls and keeping the house up and looking good.

The same care extends to tenants. Quite a few renters are going through hard times right now, and Point to Point Realty tries to be understanding rather than hard on them, so that they feel heard and are less likely to leave. On the owner side, Jackson describes the work as a balancing act: keeping tenants happy, keeping owners happy, and communicating with both. For a newer investor weighing whether to hire a manager, that two-sided attention is the practical case for professional management: a home that is cared for, and a tenant with a reason to stay.

Jackson has worked in property management since 2010. Much of the company’s growth has come from relationships and resourceful networks. Today, Jackson has maintained many of those relationships while going out to find new people.

Jackson’s work has come largely through word of mouth. Vendors and property investors who work with Jackson recommend her to others, and she stays visible by attending NARPM meetings and a women’s meeting, and by letting contacts in the real estate and banking communities know what the company does.

“When tenants are going through hard times, we try to be on their side and listen, so they don’t just up and leave because they feel nobody understands what they’re going through,” explains Jackson. “And if a tenant has been good all this time, why let the property go empty?”

The new marketing plan focuses on reaching younger investors. Through it all, the company keeps its focus on the tenant side while it works to reach a younger generation of owners. The aim is simple to state and harder to achieve: turning relationships built one handshake at a time into a reputation that reaches investors who have never met Jackson. For a two-person firm, that means making the case for its approach clearly, to people who may judge a property manager long before they pick up the phone.

“Our goal now is to focus on younger investors more than the older players who have been in the game for a while, and show them the value of having a property manager as they look for other opportunities to buy and grow their portfolios,” notes Jackson.

As Jacksonville’s rental market changes hands, Point to Point Realty is positioning steady, relationship-driven management as the foundation a new generation of investors can build on.
