-- Mike Downs Fencing, a locally owned fencing contractor serving Sherman, Denison and surrounding North Texas communities, is highlighting its customer payment and workmanship policies, including no upfront payment for standard fencing projects, a lifetime workmanship warranty and complimentary gate adjustments after installation.
The policies reflect the company's approach to residential and commercial fencing, which places responsibility for construction directly with owner Mike Downs. Since establishing the business in 2002, Downs has personally completed fence installations without relying on subcontractors or rotating construction crews.
Under the company's payment policy, customers are not required to make an upfront payment for standard fencing projects. Payment becomes due upon completion and customer satisfaction, although projects involving special-order materials may require a deposit.
The arrangement allows property owners to inspect the completed installation before making their final payment, while maintaining direct communication with the person responsible for the construction.
Lifetime Workmanship Coverage and Gate Maintenance
In addition to its payment terms, Mike Downs Fencing provides a lifetime workmanship warranty covering its installation work. Customers can contact the company if workmanship-related problems arise after a project is completed.
The company also provides complimentary gate adjustments for existing customers, including adjustments required as gates shift over time.
Changes in soil conditions, ground settlement and seasonal weather can affect gate alignment and operation, particularly in areas with expansive clay soils. These conditions may cause gates to become uneven or difficult to open and close.
To address these issues, Downs personally constructs and adjusts gates during installation and offers follow-up adjustments when necessary. The service applies to gates installed by the company, including those requiring attention years after their original installation.
Custom Fencing Services Across Grayson County
Mike Downs Fencing provides custom wood privacy fencing, ornamental iron fencing, chain-link fencing, pool enclosures and agricultural fencing across Sherman, Denison and neighboring communities.
For wood installations, the company uses genuine Western Red Cedar and heavy-duty steel posts, with construction methods intended to accommodate North Texas weather and soil conditions.
Property owners in <Link url="https://www.fencingplusmore.com/">Dennison TX</Link> and surrounding areas can also request custom ornamental fencing, including <Link url="https://www.fencingplusmore.com/wroughtiron.html">Wrought iron Fences Denison TX</Link>, for residential boundaries, pool enclosures and driveway entrances.
The company's ornamental iron installations use galvanized steel components, powder-coated finishes and hardware selected for outdoor durability. Available configurations include decorative perimeter fencing, walk-through gates and driveway gates.
Before construction, Downs personally assesses the property, discusses material options, takes measurements and provides a project estimate. The same owner-operated approach continues throughout installation and the final walkthrough.
With more than 25 years of fencing experience, Downs continues to serve homeowners and businesses across Grayson County through direct project management, established payment terms and post-installation workmanship support.
