Las Vegas realtor Leslie Hoke announced the latest Las Vegas housing market numbers via her website and blog Las Vegas Homes By Leslie this morning, and it looks like the outlook for the southern housing market is strong. According to Hoke’s blog, the data was overwhelmingly positive as negative metrics like short sales and bank-owned sales declined, while positive trends like number of homes sold increased.“After such a drastic sales increase in March, I was watchful to see if April’s numbers would dip or stay steady. It turns out that sales slightly increased even after a double-digit increase in March. Two months is by no means a trend, but the news is very encouraging for buyers, sellers, and realtors,” Hoke said.
“Prices increased slightly to from $205,000 in March to $212,568 in April. The 3.7% increase from last month is somewhat high, and brought the 12-month increase to 10.7%. That’s a healthy, steady increase, but it does outgain people’s salary growth so I’m definitely telling my clients and other prospective buyers to start aggressively looking and making offers now before prices continue to rise,” said Vegas Realtor Hoke.
“As for sellers, I’ve seen a lot of properties sitting on the market for too long, but it’s not because there is too much inventory. Actually, Las Vegas has about three months worth of inventory, which is pretty tight. The reason people’s homes are sitting without offers is because they are asking too much. This isn’t just the homeowner’s fault. Some realtors in Las Vegas are exacerbating the problem by encouraging clients to ask for too much. Make sure your home is priced right. If it is, it should sell,” continued Hoke.
