The company’s latest lease in Chicago lands at Gateway Centre in Rogers Park, where it will join a dense commuter-accessible shopping corridor on the city’s North Side.
Burlington plans to open the store by the end of the year at 7507 N. Clark Street, tapping into a corridor that blends car, bus, and rail access. The Rogers Park location sits just steps from the CTA’s Howard Station, where the Red, Purple, and Yellow lines converge, and also connects to multiple CTA and Pace bus routes. A 659-space public parking garage rounds out the mix.
Spanning 195,000 square feet, Gateway Centre embraces an open-air, pedestrian-accessible layout, an increasingly sought-after format as retailers look to blend foot traffic with flexible transit and parking options.
In recent years, the shopping center has drawn a steady roster of necessity-based tenants, including Jewel-Osco and Esporta Fitness (a division of LA Fitness).
For Burlington, the move builds on a pattern of regional growth. The off-price retailer opened a store in Logan Square in late 2024 and another in Joliet this past February. According to public filings, Burlington now operates more than 1,100 stores nationwide and continues to focus on opening new locations in dense urban neighborhoods with strong foot traffic and established residential communities.
While many traditional malls struggle to regain momentum in the wake of pandemic-era shifts, retail centers tied to public transit and daily-use habits see more stable leasing activity. Gateway Centre sits roughly three miles from downtown Evanston and nine miles from Chicago’s central business district, putting it within reach of multiple economic zones while serving as a retail anchor in its immediate neighborhood.
New York–based real estate firm Ashkenazy Acquisition Corporation owns the center.
The Rogers Park lease highlights a larger trend across urban retail: square footage still matters, but location and access matter more.
