-- Attollo Capital today announced a working relationship with Blackstone to pursue distressed real estate and direct investment opportunities across the Middle East. The understanding will prioritize the Gulf, with the United Arab Emirates and Oman as its primary focus markets.

The recognition of Attollo Capital’s regional origination and local relationships with Blackstone’s global investment platform, giving both parties a potential joint route to value driven transactions in the region. This in no way infers that Attollo has any involvement or connection to its asset gathering or investment management activities in the Gulf which have been well established over many years.

Distressed Real Estate/Opportunities in the Middle East

Attollo identifies, evaluates and pursues distressed and under-valued real estate assets across the region, spanning commercial, residential and mixed-use properties. The focus will be on speed of execution and access to patient capital can unlock value that conventional buyers cannot reach.

Attollo Capital has local sourcing and on the ground execution, drawing on its network in the Gulf.

The Gulf’s real estate market has moved through a pronounced repricing cycle over the past eighteen months, as higher global interest rates, tighter bank underwriting standards and a wave of new residential and hospitality supply in Dubai and Abu Dhabi have left pockets of over-leveraged assets in need of fresh capital. Attollo sees the clearest opportunities in mid-market hospitality assets built ahead of Expo 2020 and the tourism growth that followed, logistics and mixed-use schemes affected by construction cost inflation, and family-owned commercial portfolios facing refinancing walls as regional banks reduce their concentration in real estate lending.

Oman is emerging as a secondary market of particular interest, where government privatization efforts and tourism infrastructure investment under Oman Vision 2040 are creating entry points into hospitality and mixed-use assets at valuations well below comparable deals in Dubai and Abu Dhabi.

Technology Investment in the Gulf

Alongside real estate, Attollo and Blackstone will evaluate direct investment opportunities in technology businesses operating across the region. Attollo’s broad relationships with corporates and governments provide robust potential opportunities. The region’s sovereign wealth funds, including Abu Dhabi’s Mubadala and ADQ, the Qatar Investment Authority and Saudi Arabia’s Public Investment Fund, have accelerated review of technologies and buildout of AI data center capacity across the UAE and the region. Global investment firms and corporates are accelerating Foreign Direct Investment (FDI) into a broad range of real estate and connectivity platforms which support expansion of capacities.

Attollo views this convergence of real estate and technology demand — data centers, logistics for e-commerce and purpose-built offices for regional technology hubs — as a central theme of its Gulf strategy alongside distressed and value-add real estate.

“The Gulf has become one of the most compelling places in the world to deploy long-term capital into both real assets and technology,” said Paulius Stankevicius, Managing Director, Middle East & Technology Investing at Attollo Capital.

“Government-backed diversification programs in the UAE and Oman are pulling in data infrastructure, AI and fintech investment at a pace we haven’t seen before, and that activity is reshaping demand for the real estate and hospitality assets that sit underneath it. Partnering with a tier 1 investment firm lets us move quickly on opportunities that combine both trends.”

Long Term Relationship

Attollo and its principals have known Blackstone for decades and have collaborated in various opportunities. Attollo has significant relationships worldwide with institutional investors and has been a growth player in many markets around the world.

The Gulf Remains the Priority

Attollo confirmed that the Gulf market will remain the priority. The UAE and Oman are expected to account for the primary share of near-term activity, reflecting strong demand, deep investor interest and a steady pipeline of opportunities in both markets.

Global Market Outlook

This continued relationship comes as institutional investors increasingly look to the Gulf as a stable allocation amid broader global market volatility, drawn by sovereign wealth capital, government-led economic diversification and a widening gap between regional deal flow and the capital available to execute it.

“Investors globally are looking for managers who can combine local relationships with institutional-grade execution, and that is exactly what our continued relationship with Blackstone represents,” said Stuart Sugarman, Chief Executive Officer and Founder of Attollo Capital.

“As capital becomes more selective across global markets, we see the Gulf’s distressed real estate, hospitality and technology sectors as some of the most attractive risk-adjusted opportunities anywhere, and we are positioning Attollo to lead on sourcing and execution in the region.”
