-- Amar Vajja, founder and CEO of Pozzod Realty, is coordinating a proposed $46 million development financing for Project Bentonwood, a planned community of up to 680 single-family homes on about 200 acres at 3950 S. Vaughn Road in Bentonville. The transaction is targeted to close Nov. 5, subject to lender approval, final documentation, and customary closing conditions.
Vajja serves as project manager under the supervision of the project’s three general partners. He coordinates financing, lender communications, construction contractors, and development planning.

Bentonville is home to Walmart’s global headquarters, and the company’s corporate campus has drawn suppliers, professionals, and families to the region. Crystal Bridges Museum of American Art, founded by Alice Walton, has added to the city’s cultural profile. Project representatives say housing supply must keep pace with that growth.
The numbers point the same direction. Northwest Arkansas authorized 9,447 housing units in the 12 months through July, the fourth-highest rate among U.S. metro areas with more than 100,000 residents, according to U.S. Census Bureau data reported by Axios. Permits are not finished homes, and Bentonwood has not yet closed its financing.
The first 128 planned lots have advanced through horizontal development, the site work that comes before home construction. S&K Dirtworks, led by Managing Member Kevin Garner, is performing that work, with Rick Luzzi as superintendent, under Vajja’s coordination. Project representatives have set Jan. 15, 2027, as the target for completing the 128-lot phase. Existing financing for those lots through Partners Bank in Bentonville is being refinanced.
The full community is organized into three phases of about 58, 70, and 552 homes.
Fort Worth architect and developer Ken Schaumburg is contributing to the community’s architectural direction. Preliminary plans call for traditional American homes averaging about 3,000 square feet, with parks, playgrounds, and walking trails. Schaumburg’s earlier work includes Schaumburg Lofts, a mixed-use residential and office project completed in 2002 in Fort Worth’s Near Southside district. His portfolio also includes The Versailles, a luxury condominium development overlooking the Trinity River, and 959 Bluff Street Condominiums. Arlington Today magazine featured a waterfront estate he designed in Arlington’s Interlochen neighborhood.
Real estate investor Adinarayana Adari acquired the land in 2021. In 2023, the property entered a general partnership with Adari, Dr. Manohar Vajja, and Dr. Yashwanth Jasti. Manohar Vajja, a Dallas-Fort Worth physician with more than two decades of clinical experience and Amar Vajja’s father, began a $15 million capital raise. According to project representatives, he has raised about $7.35 million, or 49% of the goal.
If the financing closes, project representatives say Bentonwood would create work for local contractors, building suppliers, and small businesses while adding homes in one of the country’s busiest housing markets. Closing remains the next milestone: the financing is proposed, not final, and depends on lender approval.
