During a recent interview on Real Estate Radio and Podcast, Aaron Norris of The Norris Group asked Katie Coates, “What specific triggers are naysayers using with the powers that be to try and stop real estate projects?”

“When you are talking to staff at the city level and finding out about the process, developers need to make sure they find out upfront if they need to have their project reviewed at a public hearing,” said Katie Coates, author of “Yes Vote: The Public Hearing Plan for Developers”. “If that is the case, the developer needs to start doing community outreach and building support before they even start the design process because it can take a long time.”

Another caution Coates offers: “If anyone from the city says that the process will involve a public hearing but that the developer should not worry about it and fly under the radar, this is when they need to step up and engage with and enlist the help of supporters.”

The podcast interview can be heard on The Norris Group’s website.

Coates’s book, “Yes Vote: The Public Hearing Plan for Developers” is available for Kindle and in print on Amazon and will be available in book stores next month.

In Yes Vote, Katie Coates chronicles the lessons learned while helping developers navigate the intricate process of getting approval from planning commissions, city councils, and other regional and state agencies.

“When they follow the Yes Vote process, real estate developers get approval for their projects,” Coates says. “When thy don’t follow the process I’ve developed, it can be very challenging. I’ve seen some developers waste hundreds of thousands of dollars because they went into public hearings unprepared.”

“I call this falling into the pit of do-overs, delays, and dollars out the door that you will never recoup,” Coates said. “I want my clients to avoid these, get a Yes Vote, and go on to build good projects that provide us all with the opportunity to create community.”

Katie Coates, consultant, author, and speaker, has worked with developers for more than 20 years and has helped her clients get approval at dozens of public hearings at the city council and planning commission level, as well as at regional and state agencies.

In her book, Katie Coates outlines details on how give decision makers Political Courage, which results in her clients getting Yes Votes for their projects.
