Once a sleepy C&O railroad stop for apples, peaches, and pears grown along the Blue Ridge Mountains, Crozet is now home to 10,000 residents with a median age of 41. Renamed Crozet n 1870 in honor of Colonel Claudius Crozet, the French-born civil engineer who directed the construction of the nearby Blue Ridge Tunnel (now open as a park).
The luxury homes building boom began in 2001 when Crozet became the main designated growth area (in layman’s terms: a large subdivision) in the county. This growth area was to include Old Trail Village, Emerson Commons, Wickham Pond, Foothill Crossing, Chesterfield Landing, Westlake Hills, and Sparrow Hill developments and the leading builders in Crozet are Craig Builders, Stanley Martin Homes, and Southern Development Homes. Old Trail Village, was approved for 1,000-2,200 units and is expected to build out near 1,200 total units.
Once envisioned as a development for both the rich and poor, as of today and 20 years later only 21 of the proposed 330 affordable homes have been built. “Charlottesville luxury builders quickly saw the grand vision after Old Trail began developing its master plan. And the big money is in luxury homes,” says Beavers.
“According to the Crozet Gazette, the Thomas Jefferson Planning District has indicated that there will be 11,000 new residences by 2040. So the building is not going to stop soon,” says Beavers. Two smaller developments are now in the works, Slabtown Meadow (7 residential lots on 7.4 acres) and an unnamed 5 house development on Jarmans Gap Road (all to feature luxury homes).
