Charlottesville Realtor Expects Luxury Townhouse Market To Break Sales Records

Charlottesville real estate agent predicts all time high Charlottesville luxury townhouse sales while Charlottesville luxury townhouse prices remain half of what big city dwellers are paying.

-- Local Charlottesville Real Estate Agent, Toby Beavers, is perceiving record breaking sales for Charlottesville luxury townhouses as new builders enter the fray and the building boom sees no end in sight. “The Charlottesville luxury townhouse is moving incredibly fast,” said Toby Beavers, a savvy Charlottesville luxury townhouse realtor. Finding land is becoming a problem as Albemarle County looks to catch up with permits and utilities. “This is why I love working as a luxury buyer’s agent. 90% of my clients pay with cash or are already pre-approved by a lender and they always want what they want when they want it. Once they see all the fabulous benefits of living in Charlottesville, it does not take long for them to realize it will not get any better,” Beavers adds.

Over the past year, the least expensive 4-bedroom, Charlottesville luxury townhouse sold for $625,000, the median price was $880,000, and the high was $1,300,000. Beavers adds, “I am not a big fan of Poplar Glen which is where the $625,000 condo was sold when you have Kenridge, Ednam, and Old Trail nearby. Those three luxury townhouse developments are a much better investment due to their superior Blue Ridge Mountain views and excellent location next to three championship golf courses. Therefore, all townhouse buyers should always confer with a knowledgeable Charlottesville luxury realtor about their opinion and return on investment. The new owner of that condo will probably end up losing money when they sell.”

The most expensive Charlottesville luxury townhouses that sold over the past year were located in the City of Charlottesville, and all sold for over $1m. Meanwhile, all the luxury townhouses that sold for under $1m were located in Albemarle County. This is great news as most people moving to Charlottesville are fleeing the big cities and are looking for something safe and quiet outside of the city limits. The Albemarle County schools are superior, the views are spectacular, and it’s very safe.

“After being voted Best Place To Live in America, Best Place to Retire to in America, and Best Place to Raise a Family in America, Charlottesville is a super place to either retire to or raise a family. Life is great here!”, exclaims Beavers.

Charlottesville’s population has increased from 43,435 in 2010 to 49,181 in 2019, up nearly 12 percent. Albemarle County’s population increased from 99,019 to 109,722, up nearly 10 percent. The Charlottesville area is the second-fastest-growing metropolitan area in Virginia, behind Northern Virginia. according to CBS19 News.

“Expect to pay around $800,000 for a fabulous 4-bedroom, Charlottesville luxury townhouse built within the past 5 years. Now compare that to New York City to DC! It’s a no-brainer.” Beavers laughs.
