According to the group, many first-time homebuyers miss out on favorable deals by failing to work with buyer’s agents when searching for a new home. “Without expert guidance, you might not recognize when a home is overpriced for the area,” a spokesperson for NBSA said. “A buyer’s agent will do the hard work of research for you to ensure you pay fair value.”
They added that, apart from expert and exclusive representation, buyer’s agents offer clients many advantages that might not be readily available from regular or seller’s agents, one of which is local market knowledge. “Knowledge of the local market is not just about knowing the cost of homes, but also things like HOA fees and issues within the community that the seller is hoping not to be brought up.”
Buyer’s agents are also skilled negotiators, NBSA said, which proves invaluable when negotiating price, repairs, and concessions based on inspection results or market conditions.
In terms of property selection, NBSA said buyer’s agents have the advantage of accessing listings that are not yet public, and they can alert clients to new listings as soon as they appear. “This is possible due to their expansive network, which also includes contractors and brokers. So by working with a buyer’s agent, you gain access to their connections as well,” the spokesperson added.
The representative said the most underappreciated benefit of working with a buyer’s agent is professional representation at no extra cost. “In most cases, the seller pays the commission for both the listing agent and your buyer’s agent,” NBSA’s spokesperson explained.

NBSA said its database contains listings for buyer’s agents in every state.
